2021 renovations & upkeep

three big projects:

  • yardwork 2021 –
    • gravel borders along front and north border of house … refreshed gravel at rock garden by back door … drainage swale along new scupper in back of house (Zhem Behr, students, gravel purchased last year)
    • woodchip paths out back, clearing many invasives (students, wood chips from nearby)
    • re-doing stone patio & outdoor stairs out back door, adding stone bench (Dan Griffith, $1200 for staircase, $1400 for patio, $300 for bench, August 2021)
    • grading & swale along front of house (Dan Griffith, Oct 2021, part of $2000 with brush & hill re-grading by back bathroom
    • firepit patio & wall, basement exit stairs (Dan Griffith, Oct 2021)
    • basement wall ($500, Dan Griffith, Aug 2021) & exit path (Dan Griffith Oct 2021)
  • plumbing
    • August 2021 – $3400 – 2021/08/02 m – Plumbing downstairs. Moved back sewage pipe to adjacent along the wall; added a cleanout at a 90-degree turn. Replaced sewage pipe with another iron sewage pipe for noise reduction. Replaced existing copper piping that could leak with new copper piping. – plumbing at 101
    • 9/15 – another copper water pipe (20-feet or so) replaced
  • basement
    • August 2021 – Eastern Concrete Polishing – polished & stained basement floor, about $5500
    • plumbing (see above)
    • Jay Watson – taking out wooden wall by basement stairs, building media room, taking out wood paneling, painting ping-pong room, fixing basement door, polishing stairs to basement
    • Leader Foundation / Basement Systems — 10/8 fri – fixing sump pump drainage system where wooden wall had been (by basement stair landing)

Jan 2021

  • hot water heater has been a little off – less hot water than usual a couple of times

Feb 2021

  • 2021/02/14 – no hot water in am … but at night there was hot water
  • mid-feb – the tap in the carport seems to be leaking …?

April 2021

  • 4/7 W – bat in the living room
  • yardwork 2021 – leaf raking … Zhem Behr to put in gravel borders

May 2021

  • yardwork 2021 Zhem Behr to install new gravel spillway for new scupper
  • 5/21 – scheduling Andy @ Surner Heating for furnace tuneup / cleaning, on 7/13
  • 5/21 fri – Alvin Li, yardwork … many other days

June 2021

  • yardwork 2021 – 6/6 sun – finding poison ivy on the hill unfortunately … digging it out there & from the front yard / Broudy side
    • ordering 40 feet of landscape edging from Edge Right for $289.90
    • Alvin Li & Olly Ajao, yardwork — wood paths in backyard; cleaning up woodchip path in front yard; clearing out woodpile from side of deck (moving to back of yard)

July 2021

  • 7/13 – Surner Heating for furnace tuneup & cleaning (technician Andy) … 1pm – Surner coming by for annual furnace check-up cleanout … $140-something, replacing fuse …

    • August 2021 – carport side of mudroom now drier … but laundry yard side of mudroom damp … sigh
  • Olly Ajao & Alvin Li doing yardwork
  • 8/16 – 8/17 – Dan Griffith (“Green Man”) of Leverett working on re-building staircase, falling wall, and patio, and added bench … 4 guys, 2 days … $500 for wall, $1200 for staircase, $1400 for patio, $300 for bench – $3400 total

  • 8/23 (m) – 8/25 w — Eastern Concrete Polishing is polishing & staining the concrete floor on the “light side” of the basement … dry as of 8/28 sat – approx $5500
  • 8/29 sun & 8/30 mon – Seeing seepage on basement floor underneath front door. The concrete on the wall / baseboard is WET … contacting Leader Basement to have the annual inspection early & look at this issue. … Thinking maybe they can dig up something in front of house & seal …?

Sept 2021

  • more yardwork 2021 – Sarah and Florence, moving gravel pile, taking out invasives out of side yard & back yard …
  • 2021/09/15 W – Jim Whitney [via Jay Wilcox] came & replaced another copper water pipe that had begun leaking. Thin-walled copper that was banned in MA a while back because it would develop leaks …
  • 2021/09/15 W – Leader Basement looking at the various wet spots of concrete (along 3 exterior walls of the window side) & floor dripping (underneath front door) … also checking pipes
  • 9/24 fri – Jay Watson’s team begins working on basement project
  • 9/25 sat – Dan Griffith giving estimate for more stonework
  • 2021/09/30 th – Mike (project manager) @ Leader stopped by to look at seeping, gave thoughts about yard drainage, ideas about how to finish rooms in basement … putting in touch Mike & Craig (project managers) w/ Jay Watson
